New construction in Cadence and Inspirada comes with a different punch list than an older Green Valley resale — less about fixing what's worn out, more about finishing what the builder walkthrough didn't cover and getting the house actually livable. Here's a simple checklist broken into three stages, based on what we get called for most in this corridor.
Week 1: Getting Functional
- Mount the living room and bedroom TVs, with wiring tucked into the wall rather than run along the baseboard
- Assemble bed frames and any furniture that arrived flat-packed — especially anything top-heavy, which should be anchored to a wall stud, not just set in place
- Install closet shelving and rods if the builder left them as bare wire racks
- Check every door and cabinet in the house closes flush — new-construction frames shift slightly in the first few months and hardware sometimes needs a quick adjustment
Month 1: Builder Punch-List Items
- Drywall touch-ups where nail pops or small dents showed up after move-in trucks and furniture went through
- Cabinet door and drawer alignment — new cabinet boxes settle slightly and hinges often need re-adjusting
- Light fixture and ceiling fan installs in rooms the builder left prewired but unfinished
Month 2–3: Making It Yours
- Window blinds or shades — most new builds are delivered with bare windows, and arched or oversized windows common in these communities are a common DIY sticking point
- Backsplash tile or upgraded hardware if you're customizing a builder-grade kitchen
- Game room, home office, or garage gym assembly once you've settled into how you're actually using the extra rooms
One thing specific to this corridor: it's a longer drive from our Summerside Ct base than Green Valley proper, so we typically batch Cadence and Inspirada visits on set days rather than same-day. Booking a few of these items together in one visit is usually the most efficient way to knock out a new-build list.
